Background:

Staff, on behalf of the Charlotte County Board of County Commissioners, is requesting to amend the Charlotte County Zoning Atlas from Residential Single-family 3.5 (RSF-3.5) to Parks and Recreation (PKR), for property located at 21125 McGuire Avenue, in the Port Charlotte area. The site contains 4.96± acres.

Staff is also requesting to amend the Charlotte County FLUM Series Map #1: 2030 Future Land Use for the subject property from Public Lands and Facilities (PL) to Parks and Recreation (PKR).

The proposed zoning category of PKR is the most appropriate zoning category for the current and proposed use of the subject property as a park.

On March 11, 2024, the Planning and Zoning Board recommended approval of this rezoning application.

What Action will be accomplished?

If the Board of County Commissioners approves this PKR rezoning and its associated small scale plan amendment to PKR, the subject property will only be used as a park or other recreational uses, and no residential development can be constructed on the site in the future.
