Background:
The applicant and property owner, Sandra W. Welles Ranch LLC, is requesting this application to certify Sending Zones covering approximately 28.08 acres, which include 235 substandard platted lots in Blocks 25 through 32 and within the Del Verde, Section O, subdivision, generally located north of Bermont Road and west of SR 31, in the East County area. If this application is approved by the Board of County Commissioners, the proposed SZs will certify 235 units of transferrable density, and zero units will be retained.
This CSZ request is consistent with Future Land Use (FLU) Policy 1.2.9: TDU Sending Zones and meets two of the 11 criteria as set forth in this policy. This CSZ request meets the County TDU Code (Section 3-9-150) requirements.
