body

Background:

Lennar Homes, LLC is proposing to construct a residential subdivision on 77.96+ acres in Tract ‘F-2’ of the Willow (f.k.a. Tuckers Pointe) PD. This consists of 281 residential lots, five lake tracts, a common tract, and one right-of-way tract. The development’s entrance is proposed off Willowleaf Boulevard.

At the time of Final Plat application, the applicant was granted approval of a Developer’s Agreement and surety in the amount of $5,315,324.03, to ensure the completion of the plat infrastructure.

The original plat was approved before the current subdivision regulations, Thus, the replat has been reviewed under the previous subdivision regulations and the applicant is requesting approval of the Developer’s Agreement to include the replat in the agreement.

What Action will be accomplished?

If approved, the Developer’s Agreement will be approved. All improvements must be completed per the approved plans to the satisfaction of the County Engineer within two years of the recording of Willow Phase 2 or a new Developer’s Agreement must be in place and the County will accept the surety provided by Lennar Homes, LLC (Developer).
