BACKGROUND (Why is this Action Necessary, and What Action will be accomplished)

body

Background:

In May of 2022, the Florida legislature passed Senate Bill “4D- Building Safety” which requires mandatory inspection reports to be given to local building departments for condominium and cooperative buildings three stories or higher. This was a result of the Surfside condo collapse that occurred on June 24, 2021. The proposed amendment to the code will codify the statutory requirement that such buildings to be evaluated at 30 years of age and every 10 years thereafter and codify the County’s requirement that, due to Charlotte County’s proximity to salt water, condos and coops within 3 miles of salt water, as defined by statute, are required to be evaluated at 25 years of age, and every 10 years thereafter.
