Background:
The applicant, Placida Point, LLC, is requesting to transfer three density units on 14.82? acres located at 13000, 13110, 13120, and 13140 Fishery Road, in the Placida Revitalizing Neighborhood, in the West County area, and within Commission District III.
If approved, this proposed transfer would allow a total of 99 dwellings to be built on the subject property (receiving zone) per the adopted Ordinance Number 2021-048.
The subject property's FLUM designations are Low Density Residential (LDR), Commercial (COM), Low Intensity Industrial (LII), and High Intensity Industrial (HII). The subject property is zoned Planned Development (PD) via Ordinance Number 2021-048 (Attachment 1) in order to have a mixture of residential and commercial development, as well as a marina with 44 existing boast slips open to the public.
