They also seek approval of a Developer's Agreement and surety to cover the construction of the plat infrastructure. This site contains 19.85? acres and is generally located north of Zemel Road, south of Scham Road, east of Burnt Store Road, and west of Green Gulf Boulevard. The property is in the Punta Gorda area, within the boundary of the Burnt Store Area Plan area. Located in Commission District II.

Background:
D.R. Horton, Inc. is requesting Final Plat approval for an application, FP-23-01-01-B.
The proposed subdivision is a replat of Tract F-4, of Coral Lakes - Phase IA, as recorded in Plat Book 27, Pages 14A through 14Y of the Public Records of Charlotte County, Florida, and is the second phase of a residential development that received Preliminary Plat approval from the Board of County Commissioners under PP-23-01-01 on June 13, 2023. The first phase, FP-23-01-01 Coral Lakes - Phase IA, was approved by the Board on July 23, 2024. The proposed subdivision is associated with DRC application, DRC-23-00184 Coral Lakes - Phase I - PD Final Detail Site Plan, which was approved on November 8, 2023. Resolution Number 2023-240 granted PD Final Detail Site Plan approval for DRC-23-00184 for 496 units and while Coral Lakes - Phase IA contained 228 single-family lots, Coral Lakes - Phase IB contains 93 single-family lots, encompassing 321 of the 496 units approved with the associated Final Detail Site Plan.
