Approve a Final Plat for a subdivision to be named West Port East IA, consisting of 18 tracts. They also seek approval of a Developer’s Agreement and surety to cover the construction of the plat infrastructure. This site contains 187.33± acres and is generally located north of El Jobean Road, east of Flamingo Waterway, south of Tamiami Trail, and west of Toledo Blade Boulevard, within the boundary of the Murdock Village Community Redevelopment Area (CRA), in the Port Charlotte area. Located in Commission District IV.

Background:
KL West Port Expansion, LLC is requesting Final Plat approval for an application, FP-23-04-06.
The proposed subdivision is the first proposed plat for West Port East. The applicant has provided a master phasing plan showing two forthcoming proposed plats, West Port East IB and West Port Market Place.
On December 12, 2024, a Preliminary Plat application (Application Number PP-23-04-06) was approved by the Board. The proposed subdivision is associated with DRC applications, DRC-23-00185 West Port East - PD Final Detail Site Plan, which was approved via Resolution 2024-074 and recorded on May 29, 2024, and DRC-23-00187 West Port East - PD Final Detail Site Plan, which was approved via Resolution 2024-075 and recorded on May 29, 2024.
It is staff’s professional opinion that the proposed Final Plat is generally consistent with Charlotte County’s Comprehensive Plan, Charlotte County's Code of Laws and Ordinances and other applicable guidelines.
What Action will be accomplished?
If approved, the applicant will be able to convey lots after the recording of the Final Plat.
