Background (Why is this Action Necessary, and What Action will be accomplished)
body
Background:
The applicant and property owner, Tarpon Waterfront Village LLC, is requesting a rezoning from Environmentally Sensitive (ES) (9.74± acres), Parks and Recreation (PKR) (3.51± acres), Residential Single-family 3.5 (RSF-3.5) (0.75± acres), Residential Multi-family 5 (1.27 acres), and Commercial Tourist (CT) (5.06± acres) to Planned Development (PD) in order to allow for a residential development up to 110 units; requiring a transfer of 106 density units to reach the maximum of 110 units. The applicant is also requesting to adopt a “General PD Concept Plan”.
The entire property contains approximately 20.33+ acres and is in the Tropical Storm Surge zone of the Coastal High Hazard Area. The subject property is located inside the Urban Service Area and the portion of the property for the proposed residential development is designated as Revitalizing Neighborhood on the 2050 Framework Map. The requested PD rezoning with the proposed conditions will ensure that onsite wetlands are protected and preserved in perpetuity and that outdoor lighting is shielded or directed to prevent light from shining beyond the boundaries of the subject property. The onsite wetland will create a natural buffer between the existing single-family homes and the proposed multifamily development.
What Action will be accomplished?
If the Board of County Commissioners approves this PD rezoning and it’s associated small-scale plan amendment (PAS-24-00002), it will allow for residential development of up to 110 units on portion of the property, the existing yacht club and the proposed fitness center.
