Background:
The applicant/property owner, Sharon Murray, is requesting a small-scale plan amendment to change a portion of the subject property’s Future Land Use Map (FLUM) designation, consisting of approximately 3.74 acres, from Parks and Recreation (PKR) to Commercial (COM).
The applicant is also requesting a Planned Development (PD) rezoning (Application Number PD-26-03) to rezone the entire property, consisting of approximately 6.47 acres, from Commercial General (CG) (2.73± acres) and Parks and Recreation (PKR) (3.74± acres) to Planned Development (PD). The request is intended to allow commercial uses with outdoor storage and to bring the existing uses into compliance with the County’s regulations. In addition, the applicant is requesting approval of a General PD Concept Plan.
The subject property is located on the west side of Tamiami Trail (US 41), in the Punta Gorda area within the South County area.
The site is designated on the 2050 Framework Map as both Economic Corridor and Emerging Neighborhood, which allow for commercial uses.
The proposed amendment to the Commercial (COM) Future Land Use Map (FLUM) designation would allow the expansion of the existing commercial uses onto the rear lot, which is consistent with Future Land Use (FLU) Policy 5.4.2, Limit Expansion of Strip Commercial.
On August 10, 2026, the Planning and Zoning Board recommended approval of the requested small scale plan amendment by a unanimous vote.
What Action will be accomplished?
If the Board of County Commissioners approves this small-scale plan amendment and its associated PD rezoning (PD-26-03), it will allow for existing commercial uses with outdoor storage on the property and to bring the existing uses into compliance with the County’s regulations.
