Background (Why is this Action Necessary, and What Action will be accomplished)

body

Background:

The applicant/property owner, Burnt Store Developers, LLC, is requesting a rezoning from Planned Development (PD) to PD. The stated purpose of this rezoning is to allow for residential development of single-family homes, twin villas, townhomes, multi-family up to 1,762 units, and its associated residential amenities, and associated infrastructure.

The subject property, including three parcels, is located at 12390, 13250, and 13280 Burnt Store Road, in the Punta Gorda area and within the boundary of the Burnt Store Area Plan and, which was approved by the Board of County Commissioners (Board) in 2005 in order to create a fully serviced, integrated community in that area. The subject site currently contains approximately 425.93 acres.

The base density for the entire subject property is 451 units. The transfer of 1,311 density units on the subject site is required to achieve the proposed residential development up to 1,762 dwelling units.

The property is designated as Burnt Store Village Residential on the 2030 Future Land Use Map, which will potentially allow for residential development up to five units per acre. The PD allows the County to place sufficient conditions to minimize adverse impacts on neighboring property owners via limiting residential development rights to no more than 4.14 units per acre and requiring adequate buffer and landscaping.

On March 11, 2024, the Planning and Zoning Board recommended approval of this PD rezoning with conditions a through t.

What Action will be accomplished?

If the Board of County Commissioners approves this rezoning, it will allow for residential development up to 1,762 dwelling units on the subject property.
