Background:

The applicant and the property owner, Alligator Farms, LLC, Michael S. Jones, Manager, is requesting this application to certify Sending Zones (SZs), covering approximately 1.34 acres, including five substandard platted lots, in the Rotonda Springs subdivision generally located north of Rotonda Trace and south of Robin Road, and east of Gasparilla Road (CR 771), in the West County area and within Commission District III. If approved, this proposed SZs would certify five units of transferrable density, and 0 units would be retained.

This CSZ request is consistent with Future Land Use (FLU) Policy 1.2.9: TDU Sending Zones and meets three of 11 criteria as set forth in this policy. This CSZ request meets the County TDU Code (Section 3-9-150) requirement.

It is staff’s professional opinion that the request to certify five units of transferrable density is consistent with the County’s Comprehensive Plan, the intent and criteria for the County’s Transfer of Density Units program, Charlotte County’s Code of Laws and Ordinances, and other applicable guidelines.

What Action will be accomplished?

If the Board of County Commissioners approves this petition, it will allow the applicant/property owner to sever five density units from the subject property located in the West County area.
