Background:
The applicant/property owner, Sharon Murray, is requesting a Planned Development (PD) rezoning to rezone the entire property, consisting of approximately 6.47 acres, from Commercial General (CG) (2.73± acres) and Parks and Recreation (PKR) (3.74± acres) to Planned Development (PD). In addition, the applicant is requesting approval of a General PD Concept Plan.
The application is concurrently requesting a small-scale plan amendment (Application Number PAS-26-02) to change a portion of the subject property’s Future Land Use Map (FLUM) designation, consisting of approximately 3.74 acres, from Parks and Recreation (PKR) to Commercial (COM).
The request is intended to allow commercial uses with outdoor storage and to bring the existing uses into compliance with the County’s regulations.
The proposed PD rezoning will allow the County to impose specific conditions to minimize potential adverse impacts from the proposed Commercial General use development on adjacent properties. It is staff’s professional option that the proposed changes are generally consistent with the County’s Comprehensive Plan.
On August 10, 2026, the Planning and Zoning Board recommended approval of this PD rezoning with conditions a through k, by a unanimous vote.
What Action will be accomplished?
If the Board of County Commissioners approves this PD rezoning and its associated small scale plan amendment (PAS-26-02), it will allow for existing commercial uses with outdoor storage on the property and to bring the existing uses into compliance with the County’s regulations.
