Background:
The applicant and the property owner, Valve Express, LLC, is requesting this application to certify a Sending Zone (SZ) covering approximately 6.88± acres, which includes two parcels. The two parcels are located at 13165 and 13201 Eleanor Avenue, in the Mid-County Area. If approved, this petition will certify 18 units of transferrable density with six units being retained on the subject property.
This CSZ request is consistent with Future Land Use (FLU) Policy 1.2.9: TDU Sending Zones, and meets 2 of 11 criteria as set forth in this policy. This CSZ request meets the County TDU Code (Section 3-9-150) requirement.
It is staff’s professional opinion that the request to certify 18 units of transferrable density is consistent with the County’s Comprehensive Plan, the intent and criteria for the County’s Transfer of Density Units program, Charlotte County’s Code of Laws and Ordinances, and other applicable guidelines.
What Action will be accomplished?
If the Board of County Commissioners approves this petition, it will allow the applicant/property owner to sever 18 density units from the subject property located in the Mid-County area.
