Background:
The applicant and property owner, McBrosPG, LLC, is requesting a rezoning from Residential Estate 1 (RE-1) to Commercial General (CG). The stated purpose of this application is to correct an inconsistency between the Future Land Use Map designation and the zoning district for the subject property.
The subject property is generally located at the northwestern corner of the intersection of I-75 and Jones Loop Road, in the Punta Gorda area and within the South County area.
The subject property has been designated as Commercial since 1988. The property was zoned Agriculture Estate (AE) since 1987 (Attachment 1: 1987 Zoning Map and Attachment 2: 2007 Zoning Map). In 2014, as part of the County's Land Development Regulations rewrite, AE zoning was changed to Residential Estate 1 (RE-1) zoning. This property has been zoned RE-1 since 2014.
In order to have any development on the subject property, a rezoning to CG is needed to implement the Commercial Future Land Use Map designation of the site.
This CG rezoning application was presented to the P&Z Board on November 18, 2024 for its recommendation.
