Background:
The applicant and the property owner, Brian Hulse, is requesting this application certify a Sending Zone (SZ) covering approximately 0.23 acres, including one platted lot, generally located southwest of Rotonda Circle, northwest of Cape Haze Drive, and east of Gasparilla Pine Boulevard, in the West County area, and within Commission District III. If approved, this proposed SZ would certify two units of transferrable density, and three units would be retained.
This CSZ request is consistent with Future Land Use (FLU) Policy 1.2.9: TDU Sending Zones and meets one of 11 criteria as set forth in this policy. This CSZ request meets the County TDU Code (Section 3-9-150) requirement.
It is staff's professional opinion that the request to certify two units of transferrable density is consistent with the County's Comprehensive Plan, the intent and criteria for the County's Transfer of Density Units program, Charlotte County's Code of Laws and Ordinances, and other applicable guidelines.
