Background:
The applicant/property owner, Nina Grigorov, Trustee of the Nina Grigorov Living Trust, is requesting a rezoning from Commercial General (CG) to Residential Single-family 3.5 (RSF-3.5). The applicant is concurrently seeking to transfer one density unit to the property.
The subject property is located on the northwest side of Rotonda Circle, in the Rotonda West area and within the West County area.
The stated purpose of this rezoning application is to correct an inconsistency between the Future Land Use Map (FLUM) designation of Low Density Residential and the current Commercial General (CG) zoning district. The property owner/applicant would like to have the opportunity for residential development on the property; therefore, a rezoning to a residential zoning district is necessary.
On April 13, 2026, the Planning and Zoning Board recommended approval of this RSF-3.5 rezoning, by a unanimous vote.
