Background:
The applicant and property owner, 5905 Duncan Road LLC, is requesting a small-scale plan amendment to amend the Charlotte County FLUM Series Map #1: 2030 Future Land Use from Low Density Residential (LDR) (4.64? acres) and Agriculture (AG) (8.21? acres) to Commercial (COM).
The applicant is concurrently requesting a companion rezoning (Application Number PD-25-14) from Residential Estate 1 (RE-1) (8.21? acres) and Agriculture (AG) (4.64? acres) to Planned Development (PD) to allow for commercial general uses.
The property is designated as Economic Center in the 2050 Framework map. Approximately 8.21 acres of the property are designated as Agriculture (AG) on the 2030 Future Land Use Map, a designation intended primarily for agricultural activities. The Agriculture (AG) land use category is not an appropriate Future Land Use Map designation to implement the intent of the "Economic Centers" Framework designation.
