Background (Why is this Action Necessary, and What Action will be accomplished)

Background:

The applicant/property owner, Nina Grigorov, Trustee of the Nina Grigorov Living Trust, is requesting to transfer one density unit to the property. The applicant is concurrently seeking a rezoning from Commercial General (CG) to Residential Single-family 3.5 (RSF-3.5) to correct an inconsistency between the Future Land Use Map designation and the zoning district.

The subject property is designated as part of Maturing Neighborhoods, which qualify as Receiving Zones. If the Board of County Commissioners approves this TDU application, one unit will be transferred on the subject property (Receiving Zone).

What Action will be accomplished?

If the Board of County Commissioners approves this TDU application and its associated RSF-3.5 rezoning, the property may be developed with up to two single-family dwelling units.
