a) Approve Amendment #1 to Agreement for Purchase and Sale of Real Property between Charlotte County and The Golf Links of Charlotte Harbor, LLC, to include the property commonly known as 2328 Conway Boulevard, Port Charlotte, Florida 33952; and

b) Approve Resolution authorizing execution of closing documents for the acquisition of a 158-acre property located at 22400 Gleneagles Terrace and 2328 Conway Boulevard, Port Charlotte, Florida 33952; and

c) Authorize the Chairman to sign the Amendment #1 to Agreement for Purchase and Sale of Real Property; and

d) Authorize the Chairman to sign the Resolution.

On January 28, 2025, Charlotte County and The Golf Links of Charlotte Harbor, LLC entered into an Agreement for Purchase and Sale of Real Property for the purpose of acquiring the property located at 22400 Gleneagles Terrace, Port Charlotte, Florida 33952.  An Addendum to the Purchase Agreement includes the acquisition of 2328 Conway Boulevard at no additional cost to the buyer.

 

During the 90-day inspection period, a 60-year title search was performed to confirm the ownership and encumbrance information.  Phase 1 & Phase 2 Environmental Site Assessments were also conducted to evaluate the property’s environmental condition.

 

This purchase would allow for a joint venture between Community Services, Tourism, and possible private investors for development of sport tourism opportunities to include a long-term sport field complex. It would also provide Emergency Operations limitless post disaster uses to include base camps, volunteer villages, equipment staging, DDMS, commodity staging, logistical support area, etc.
