Approve a Final Plat for a subdivision to be named, Tuckers Cove - Phase 2, consisting of 505 residential lots and 7 tracts. They also seek approval of a Developer’s Agreement and surety to cover the construction of the plat infrastructure. This site contains 116.15± acres and is generally located south of Bermont Road, north of Mesquite Lane, west of the County line with Glades County, and east of SR 31, in the boundary of the Babcock Ranch Community Development of Regional Impact (DRI) Increment 2, within the East County area. Located in Commission District I.

Background:

Lennar Homes, LLC is requesting Final Plat approval for an application, FP-24-01.

The proposed subdivision is a residential development that received Preliminary Plat approval from the Board under PP-22-12-27 on September 12, 2023, which is associated with DRC application, DRC-23-00168 Tuckers Cove Phase I - Final Site Plan, which was approved on January 9, 2024. The first phase of this subdivision was approved under FP-22-12-27 Tuckers Cove by the Board on February 27, 2024. This subdivision plats the second phase of Tuckers Cove and is associated with DRC-24-179 Tuckers Cove Phase 2 - Final Site Plan, which was approved on October 28, 2024.

It is staff’s professional opinion that the proposed Final Plat is generally consistent with Charlotte County’s Comprehensive Plan, Charlotte County's Code of Laws and Ordinances and other applicable guidelines.

What Action will be accomplished?

If approved, the applicant will be able to convey lots after the recording of the Final Plat.
