Conduct five (5) separate public hearings to consider resolutions to adopt final assessments for first time assessed properties and amended assessment rolls for:

a) Thirty-nine (39) properties with a total of forty (40) units in Charlotte County Sanitation Unit Municipal Service Benefit Unit (MSBU) for FY26/27; and

b) One (1) property with a total of one thousand one hundred forty-six and sixty-one hundredths (1,146.61) units in Charlotte County Fire Rescue Unit Municipal Service Benefit Unit (MSBU) for FY26/27; and

c) One (1) property with a total of one hundred eighty-three and sixty-one hundredths (183.61) units in South Charlotte Stormwater Utility Unit Municipal Service Benefit Unit (MSBU) for FY26/27; and

d) One (1) property with a total of one and four tenths (1.4) units in Rotonda Meadows/Villas Street and Drainage Unit Municipal Service Benefit Unit (MSBU) for FY26/27; and

e) One (1) property with a total of one (1) unit in Ackerman Sewer Expansion Project Municipal Service Benefit Unit (MSBU) for FY26/27.

Budgeted Action:

No action needed. This item will be budgeted as part of the MSBU FY26/27 budget process.

 

Background:

The County has reviewed and updated the MSBU boundaries to make sure that all properties, that are within the boundaries and benefit from the improvements made to the MSBU, are appropriately and fairly assessed. Florida Statute 197.3632 requires that a public hearing be held to adopt resolutions to assess the properties that have not been previously assessed. These assessments will then be included for those new properties on the Notice of Ad Valorem Taxes and Non-Ad Valorem Assessments that is sent to Charlotte County property owners in early November 2026.
