Background:
The applicant and property owner, Blue Luther, LLC, is requesting a small-scale plan amendment to amend the Charlotte County FLUM Series Map #1: 2030 Future Land Use from Medium Density Residential (MDR) to High Density Residential (HDR), which allows for residential development up to 15 units per acre.
The applicant is concurrently requesting a companion rezoning (Application Number PD-25-16) from Residential Multi-family 10 (RMF-10) to Planned Development (PD) to allow for residential development up to 154 residential dwelling units. The base density for the subject property is 103 dwelling units; the applicant is seeking 51 units of Incentive Density for the proposed affordable housing development; and the applicant is also requesting to adopt the proposed General PD Concept Plan.
This area contains a mixture of residential development rights ranging from one unit per acre to ten units per acre. The proposed land use change to High Density Residential (HDR), along with the companion PD rezoning, if approved, would allow residential development at up to 15 units per acre.
