Background (Why is this Action Necessary, and What Action will be accomplished)

Background:

The applicant, SES 026, LLC, is requesting to certify a Sending Zone, which is located at 1030 Navigator Road, in the Port Charlotte area, and within Commission District I.  If approved, this proposed SZ would certify five units of transferrable density and three units would be retained. This CSZ request is consistent with the policy and meets One of the criteria set forth in Future Land Use (FLU) Policy 1.2.9:  TDU Sending Zones, which is that “Vacant Lands located within the Urban Service Area and the owner wishes to retain an allowed residential density below the base density”.

It is staff’s professional opinion that the request to certify five units of transferrable density is consistent with the County’s Comprehensive Plan, the intent and criteria for the County’s Transfer of Density Units program, Charlotte County’s Code of Laws and Ordinances, and other applicable guidelines.

What Action will be accomplished?

If the Board of County Commissioners approves this petition, it will allow the applicant/property owner to sever and certificate five density units from the subject property, which located at 1030 Navigator Road, in the Port Charlotte area.
