Approve a Final Plat for a subdivision to be named, Webbs Reserve. They also seek approval of a Developer’s Agreement and surety to cover the construction of the plat infrastructure. The proposed subdivision is a residential development to consist of 174 single-family lots and 57 tracts. The site contains 646.51± acres and is generally located south of Bermont Road, north of Babcock Trail, west of the County line with Glades County, and east of SR 31, in the boundary of the Babcock Ranch Community Development of Regional Impact (DRI) Increment 2, within the East County area. Located in Commission District I.

Background:
Lennar Homes, LLC is requesting Final Plat approval for an application, FP-23-03-04, which received Preliminary Plat approval from the Charlotte County Board of County Commissioners on September 12, 2023 under the application, PP-23-03-04.
The proposed subdivision is associated with DRC application, DRC-23-00167 Webb’s Reserve Ph I - Final Site Plan, which was approved on December 15, 2023.
It is staff’s professional opinion that the proposed Final Plat is generally consistent with Charlotte County’s Comprehensive Plan, Charlotte County's Code of Laws and Ordinances and other applicable guidelines.
What Action will be accomplished?
If approved, the applicant will be able to convey lots after the recording of the Final Plat.
